Description

Structural changes will include: Removal of the existing chimney stacks to underneath the first floor leaving the chimney and the fireplaces below the ground floor ceiling. The small lean-to area southwest corner of the building will be removed to make way for the new staircase and laundry. Some of the concrete slab that is currently there will be removed and replaced. Roof covering will be removed and replaced, with the roof frame to be improved as per the structural engineers requirements. New roof will include the replacement of guttering and the existing fascia will be covered with a Colourbond fascia. This will also include skylights along the southern side of the building. The existing eaves will also be removed and replaced. Middle floor requires structural strengthening as per the structural engineers report. Existing staircase and landing will be removed and replaced. There will be a new doorway created where the most western window on the southern side of the building currently is. There will be a fire rated wall inserted into the ceiling cavity above the existing wall that splits the two apartments. Interior alterations will include: Creation of an internal stud wall to create two spaces within the western end of the upstairs. Existing floorboards within the upstairs to be removed and replaced with upgraded floor panels before being covered with the chosen floor finish. Ground floor ceiling and first floor ceilings will be removed and replaced with specific fire rated materials. Insulation will be installed in both spaces. Apartments will have kitchens and bathrooms created within them. Bedrooms will have wardrobe storage. Existing doorway between the two apartments will be bricked in. Existing doorway between the lounge room and kitchen in the western apartment will require a new lintel to be installed. Existing windows will be removed and replaced. Exterior alterations will include: A new rainwater tank will be installed to capture rainwater run-off from the building. This will be used as a water source for the laundry. Existing septic tank will be removed and replaced. This will also include the replacement of existing earthenware pipes from the rear of the building to the new septic. A new BBQ area included in the backyard on the southern side of the existing garage. Carparking for 4 cars within the backyard. Backyard will be landscaped to the necessary levels. A sign attached to the upstairs northern side of the building to advertise the apartments. Other upgrades: New electrical wiring will be taken to the upstairs. This will be run all appliances, lighting, etc. Electrical services will also be required to be installed in the newly created laundry area. This will also include installation of electrical keypad for entrances. Plumbing to the new kitchens and bathrooms will be installed. This will include water coming into the building as well as provision for the removal of wastewater. Ducted air-conditioning units installed to operate for both apartments. Please note that there are some differences between the plans and what is outlined in the Structural Engineers report. Originally the Structural Engineers report was prepared for development application # 20002129 when the upstairs apartments were configured to house four separate entrances (four apartments). This has obviously been amended therefore the Structural Engineers report will need to be read with this in mind. The main impact of this is the reduction in the balconies / landings at the rear of the building. The same can be applied to the energy assessments which were completed for four apartments. As mentioned, the number of apartments has been reduced but I assume that the energy assessments are still applicable and therefore I have included them here.
