Existing permit allows: Partial demolition and construction of a four storey dwelling to the rear of an existing shop in a Heritage Overlay and a reduction in car parking associated with the shop Proposed amendments: • Demolition: Garage and rear of the shop have already been demolished under an approved permit (see site photos attach). • Massing & Parking: Removed the 3rd and 4th floors to greatly reduce height and bulk. Removed the second car space; the remaining single space still meets local council parking rules. • Ground Floor & SPOS: Updated the internal living layout. It still provides a functional, well-lit and ventilated 25m² of Secluded Private Open Space via openable skylights. • Façade: Updated the front façade design, materials, and color scheme on the elevations. • Courtyard: Reduced the rear courtyard width to 1.1m, maintaining compliance with ResCode light and ventilation standards.
