Change of use and internal fit-out of an existing commercial tenancy to a retail shop specialising in trading cards, collectibles and associated hobby products, incorporating an ancillary café and customer/community trading card area. The retail component will be the primary use of the premises. The ancillary café will provide coffee together with pre-packaged/light refreshments. No commercial cooking or hot food preparation is proposed. The premises will include retail display areas, customer tables for trading card games and community activities, office/storage areas and an ancillary café area. The café fit-out includes a dedicated hand wash basin, double sink for equipment washing and sanitising, refrigeration, coffee machine, grinder, storage cabinetry and cleaning/utility storage. Existing sanitary facilities are retained, including an accessible sanitary facility. Existing cleaner's waste disposal facilities are also retained. The proposal primarily involves a change in use and internal fit-out of the existing tenancy, with no extension to the existing building footprint proposed.
