To replace the windows to the rear extension of the building. The windows proposed do not alter in height and Width, but are aluminium awning windows in place of timber double-hung windows.

We are adding a access ramp and doorway cover roof as per the Liverable Standards Provisions. The amendment is along the south side of the dwelling, alowing entrance into the Meal/Family room via the side entrance. A small 1200mmx1200mm roof is to be provided over the doorway entrance. Please ref to Sheet 1,2, and 4 of drawing No CA1533 attached.

The proposal seeks approval to extend the existing perimeter fencing along the Howe Street boundary to allow the fence to continue along the full side of the dwelling, rather than being restricted to the current 30% limitation. The purpose of the proposed fence extension is to provide a continuous and secure boundary between the dwelling and Howe Street. The property is located along a main highway, and the existing open section creates concerns regarding the privacy, security and safety of the occupants, particularly given the proximity of the dwelling and children’s living and sleeping areas to the road. A continuous boundary would provide a more appropriate level of separation between the residence and the public road and would improve the overall security and privacy of the property. As part of this application, approval is also sought to remove or vary the existing covenant/restriction that limits fencing along the Howe Street boundary to 30%, so that the proposed continuous boundary fence can be lawfully established. The proposal would provide a practical and consistent boundary treatment for the property while improving the safety, security and privacy of the occupants without changing the existing use of the land.

The land is currently developed with an existing building that has been used for beauty-related services for over 10 years. The use has operated from the existing premises without any external alterations to the building. Following recent compliance enquiries relating to signage and planning approval requirements, this application is being lodged to seek retrospective planning approval for the continued use of the land as a Beauty Training Centre.

This Permit application is to facilitate urgent temporary repair works for safety reasons, on a cracked chimney at our 706 Sturt Street site. The Municipal Building Surveyor has issued a 'Building Order for Minor Works' (attached) directing that urgent temporary repair works be undertaken and completed by 2pm 10th August (no Building Permit required). Option 1 in the attached Structural Engineer's Report sets out the temporary repair scope, and the 2 photos show the cracked areas that would be remediated by the metal banding.
